Real Estate Transaction Types
This table explains the difference between each of the several options for the transaction_type
parameter in the Real Estate API. Some of them can be created only for lenders, some only for title, and some can be created for both.
Real Estate transactions can either be full online closings or hybrid. A full online closing is a package that will be closed and notarized on the Proof platform. A hybrid transaction is one that will be partially signed (eSign) on the Proof platform, then printed out by the Title Agent or Lender to be notarized (wet signed) in person.
Lender Only
Transaction Type | Description |

refinance | Full online closing for home refinance loan. |
purchase_buyer_loan | Full online closing for loan purchase where the signer is the property buyer. |
hybrid_refinance | Home refinance loan. Notarized in person. |
hybrid_trailing_docs | Documents that were either intentionally or accidentally left out of a closing package, OR that need notarization prior to closing. Notarized in person. |
hybrid_purchase_buyer_loan | Loan purchase where the signer is the property buyer, with only eSign documents. Notarized in person. |
Title Only

Lender and Title
Transaction Type | Description |

heloc | Full online closing for a line of credit against the home value. |
other | A standard notarization that falls outside the other listed transaction types, and will be notarized on the Proof platform. |
hybrid_other | A standard notarization that falls outside the other listed transaction types. Notarized in person. |
wet_sign | All documents will be downloaded from Proof and wet-signed in person. |
